The photos are as of 9/2023 and tell the story, the vessel is in typical configuration and condition for the age, main serviceable, genoa only two years old, sail cover, dodger and bimini in very good condition, engine runs well and everything works, according to the owner. Cabin sole aft around base of steps has soft areas, evidence of rot. Stock #366402 Irwin beauty with lots of upgrades and has been maintained A well designed and built sloop, the Irwin 35 Citation is typical of the 80's era coastal cruiser, spacious, simple and reliable, with good performance and accommodations. A good sized cockpit fits a crew of four to six, the dodger and bimini provide good protection from the elements and access to the foredeck easy. This particular boat has been well rigged for single handed piloting, all lines to the cockpit and an electric winch for ease of the haul. The pedestal helm has compass and wind instruments, engine controls and a wheel driven autopilot. Down below the configuration is typical for the size, galley and aft double berth cabin with privacy door to port, enclosed head and nav station starboard, large U-settee to port with bench abeam, followed by forward berth. The galley has a double sink, large ice chest and gimbaled propane stove and oven, and for the surveyors and insurance carriers the boat has a proper propane tank storage locker. So, basically a straightforward and proven design well implemented by a good builder, nobody ever got fired or embarrassed because they chose to go with an Irwin boat. Reason for selling is getting out of boating.

Per the seller, All systems are in good working condition with no known issues. Within the past few months, termites have been found on the boat. There does not appear to be any obvious damage (such as soft wood) and it is possible for a new buyer to have the boat "tented" in the water to eradicate them. Standing rigging is over 15 years old and will be recommended to be replaced in any survey. The Perkins diesel starts easily, runs well, and has good compression. The last haul-out and bottom job was at the beginning of March 2018. This included an antifouling paint to the hull, thru-hulls inspected, sea strainer cleared, and zincs replaced. She is due for another haul-out. Brightwork on the top side will need some attention. 1984 Irwin 31 Sloop This 31' Irwin is in terrific condition for its age. The owner has taken pride in her care. The running rigging is strong and it boasts 7 Lewmar self tailing winches. All halyards and sheets lead to rope clutches in the cockpit. The cockpit features a steering station complete with a single engine control plus a teak pedestal table that folds away and includes 6 beverage holders. The dripless coupling bearing makes for a dry and exceptionally clean bilge. The Furlex genoa furler is practically new. 1969 Irwin Sloop,Boat has been out of the water stored indoors the past 7 years. Structurally sound. This boat does not have the moisture problems other boats of this vintage have. Recent survey. Decks and hull are very solid. The boat needs some cosmetic work and an engine tune-up.27 HP Palmer inboard engine runs. Main and jib were new shortly before the boat was hauled and are in excellent shape. Also a genoa which is in good shape. Roller furling. Mast and rigging were replaced early 1990's. Sleeps 5. Galley, Head. New upholstery 2 years before the boat was hauled. Always fresh water on Lake Erie. Custom-built tandem axle trailer was built new when the boat was hauled specifically for this boat. Westerbeke 44BFour engine and transmission (2011) 8’2” Defender RIB with attached oars. (2012) 5 hp Nissan 4 cycle outboard Garmin 740s chartplotter with 36 mile integrated RADAR Raymaine Linear drive rudder quadrant autopilot interfaced with the chartplotter and a wireless remote control. The Westerbeke pulls the fuel through a Racor 500 FG filter and a Westerbeke filter. 20 gallon holding tank (2014) with a SCAD monitor (2014). Jabasco Macerator and Y valve (2011) Jabasco toilet (2011) 2 water tanks, 100 and 87 gallons Shurflo pressure demand pump (2014) through a GE Smart water “Whole House” charcoal water filter (2011). Equipment:Hot water tank (10 gals?) heated by engine or 110 AC. Norcold refrigerator with freezer – 12 volt or 110 Adler-Barbor refridgeration unit in large ice box – status unknown. Little Buddy propane heater (2011). Marine Air Systems AC/Heat Unit – 110v seawater exchanger 3 burner gimbaled Hillerange with oven. Remote electric control of propane in the locker. Stainless Steel barbeque grill. Propane operated. External mount. The box at the base of the mizzen mast holds a spare 20lb propane tank, fuel jug for generator, and 1 lb cylinders for BBQ and heater. ANCHORING Mounted on rollers at the bowsprit are a 35lb Bruce claw and a 45lb CQR plow anchors. The primary rode is 30 feet of 3/8 chain and approx 250 ft of 5/8” nylon twist braid. The secondary rode is approx 6’ of chain and 200’ of nylon twist. The stern anchor is a medium Danforth fluke with approx. 8’ of chain and150’ of rope rode. A large Danforth is in the forward hanging locker and a Lindy 48’ parachute style sea anchor is stored behind the day tank. A shurflo water pump (2011) connected to a sea water strainer (2014) connects to a hose for anchor, chain and deck washdown through the head port. BILGE PUMPS The original hand operated bilge pump was rebuilt in 2011 and works great. A Rule 370 GPH bilge pump is mounted with a float switch and wired through a lit manual and bypass switch. A short dam is installed ahead of the stuffing box and a Rule 50 GPH pump is engaged with a pull switch to pump this area. Another Rule 50 pump is in a sump box with a float switch under the shower drain. There is a bypass Tee in the raw water supply of the Westerbeke that leads into the bilge, turning the engine into another bilge pump. MISCELLANEOUS There are two electronic keypad sentry safes securely mounted with master bypass keys. There is an additional secret secured compartment. New lifelines and much of the running rigging were replaced in 2011. Prior to the 2011 re-launch, all bottom treatments were removed and the hull was treated with 5 gallons of Pettit barrier coat, 2 gallons of Pettit red non-ablative anti-fouling and 2 gallons of Pettit blue horizons ablative anti-fouling. For the 2014 launch, 3 gallons of Pettit blue horizons ablative was added. Painted teak has 2 coats of West systems epoxy, Pettit white undercoat and Pettit 3106 white semi-gloss Easypoxy. The foam in the V-Berth and seat cushions are new in 2011. Adding a twin size mattress (we used a sleep number) to the block of foam in the aft cabin makes it into a Full. There is ‘DriDek’ under all mattresses and most of the floor (2011). Resiliant flooring in the saloon in 2014. It is held in place with carpet tape and hides an 18” x 18” cover in the fuel tank and another cover at the foot of the steps for wire chase
