I am selling my 40 foot boat slip at Breakwater Key in Stratford, Connecticut. The marina is in a key at the entrance of the Housatonic River. It is well protected. No wakes or current. By land it is next door to Knapps Landing Seafood Restaurant. This slip is the only over-sized 40 in this marina for bow and stern extensions and plenty of room to leave the engines up. It is a nice place to spend the summers with family and friends. If you do not have a pool, there is a pool and clubhouse to cool off during the summer. There is a picnic area and gas grill for family cook outs. You can rent the clubhouse for your special events, birthday, showers, etc. Nice people and a great place for your boat. By far the best thing we have owned for many years. We used the clubhouse all the time for our parties instead of having them at our house. Everyone loved the pool after a day of boating in the hot sun. This was our extended weekend and get away. The yearly fee for all slip owners is $2,220 and can be paid monthly, quarterly or yearly. There is electricity and water at the slip. Lake Travis Lodges Marina Assoication is the HOA and fees are approximately $101/month which includes an $11/month electricity fee for the new tenant which I will be taking out of his deposit. You can live on your boat full time if you like. This slip can handle boats up to about 33 ft before the marina starts whining. This is also the closest marina on lake travis to downtown Austin, Texas. This marina is on the main lower basin of Lake Travis where the water is deep. This is a PRIME property. The price is firm. Payment is due within 36 hours by bank transfer or certified funds. I guarantee this property as free and clear of any liens. You will need to supply the new owner's name, general contact information, vehicle information (for parking sticker), boat information (if any) and driver's license in order to effect the transfer through the marina's form. This is a controlled access marina with access by electronic FOB. I believe a $20 deposit is also required to obtain a FOB key to access the marina. This popular 2 stateroom cruiser also makes an excellent liveaboard. She has well maintained fresh water cooled 7.4L Mercruiser inboards with 1200 hours (at 7/2015). The engines run fine and the price reflects the higher hours. Her semi displacement trawler style hull runs efficiently and economically at slow 7-8 knot displacement speeds and will still plane out when the throttles are advanced. Her floorplan features a large master stateroom aft with a tub/ shower in the adjoining head compartment. The V berth forward Stateroom has a guest head and shower adjacent. The galley and dinette are down and she does not have a lower helm which allows more flexibility in the already large salon. Topsides she is very user friendly and liveable.
